Picture a distribution manager in Bolingbrook on a February morning. Two trucks are waiting, the rolling steel door on dock three is stuck a foot off the ground, and the cold is pouring in under it. That’s usually when we get the call. And the first thing the manager wants to know is how long they’ll be down.
We’ve done commercial garage door repair around Chicagoland for years. Most of those mornings? Avoidable.
Commercial doors live a rough life. A busy dock door might cycle many times a day. Forklifts clip the tracks. Trucks back into the bottom panels. Springs on high-cycle doors wear out faster than the ones on your house, and cables fray from all that use. Then January shows up, and the cold makes all of it worse.
Tell your dock crew to speak up when a door moves unevenly, or grinds, or bangs on the way down. Same if it stops partway, or if there’s a gap at the bottom where cold air and water get in. And if someone’s hitting the opener button two or three times to get a response, something’s worn, or a sensor is acting up.
Some owners treat this as an annoyance. We see it differently. Doors near employees and the public need working sensors and reversing features, and a damaged door that won’t close fully is an open invitation overnight.
We’d push most businesses toward planned service. On a set schedule we check the springs, cables, rollers and openers, and we usually find the frayed cable a few weeks before it snaps. When something breaks anyway, speed matters, because every hour that door is down can cost a business money.
If you’re comparing companies, ask whether they replace doors as well as repair them, whether they keep parts for common commercial doors on the truck, and whether anyone answers the phone for emergencies.
